What is a certified mortgage extract from the Kadaster?

A certified mortgage extract (gewaarmerkte hypotheekinformatie) is a paper extract from the Dutch Land Registry, the Kadaster, listing the mortgages and attachments registered on one property or plot. It shows who granted the mortgage, when the current mortgage was registered with the Kadaster and for what amount. Any creditor who has attached the property is named too. The outstanding balance is not in it; your bank provides that. For a mortgage registered before 1995, the extract only refers to the deed that holds the details. The Kadaster sends the certified version by post only, within five working days. A bank abroad asks for this document when you borrow there with your Dutch home as security. It often comes up in a divorce or an estate with heirs abroad. According to the Kadaster, anyone may request these documents. The search goes by the address of the property, because searching by an owner's name has been reserved for professions such as notaries and banks since 2023.

Why does a mortgage extract go to the CDC first and then to the court?

The court only places an apostille on a signature it knows. It does not know the Kadaster's signature, but it does know that of the Ministry of Foreign Affairs. For Kadaster documents the Dutch judiciary therefore sets a fixed order: first the ministry's Consular Service Centre (CDC) legalises the document, then the court adds the apostille to the CDC signature. If you send the mortgage extract straight to the court, it comes back unprocessed. The CDC does not always legalise an extract that is more than a year old. A bank abroad usually wants to see the current position, so we order a new copy for every request. For a country outside the Apostille Convention, the embassy or consulate of that country legalises the document after the CDC instead. If you choose such a country in the order form, you see a notice that points you to the legalisation request.

What does the rate for a mortgage extract with apostille include?

For a mortgage extract with apostille, three authorities each charge a fee per document: the Kadaster for the certified mortgage extract, the CDC for the legalisation and the court for the apostille. Our rate of €349 excl. VAT per document already includes those three fees, along with the post between the authorities and the handling at each counter. Anything on top is shown in your order. Registered shipping within the Netherlands costs €9.95, free from €299. If you also want a scan by email, for example for a sworn translator, choose the digital copy for €9.95. The admin fee is €3.50 (excl. VAT) per order. The turnaround is 15-20 working days. There is no express option, because each authority works with the paper original. If you have an appointment with a bank abroad, leave room in your schedule.

A certified mortgage extract (gewaarmerkte hypotheekinformatie) is a paper extract from the Dutch Land Registry, the Kadaster, listing the mortgages and attachments registered on a property. It names the lender, the date the current mortgage was registered and the amount it was registered for. A bank abroad asks for it when you take out a loan there with your Dutch home as security, and it often comes up in a divorce or an estate with heirs abroad. To be used across the border, the document needs an apostille. The court can only add one after the Consular Service Centre (CDC) of the Ministry of Foreign Affairs has legalised the Kadaster's signature. We order the document for the address you give us and take it past both bodies. The whole route takes 15-20 working days. Shipping and a digital copy are separate lines, shown in your order before you pay.

How does it work?

From order to apostille: we order the document and take it past the CDC and the court.

1

You place your order with the address of the property and the destination country.

2

We order a fresh, certified paper copy from the Kadaster, which posts it to us.

3

The Consular Service Centre (CDC) of the Ministry of Foreign Affairs legalises the Kadaster's signature.

4

The court adds the apostille. You receive the document by registered post, and digitally as well if you want that.

You do not need to send us anything

We order the certified copy from the Land Registry (Kadaster) and have it delivered to us. It then goes to the CDC of the Ministry of Foreign Affairs and after that to the court. You only fill in the details the order form asks for.

Frequently asked questions

What will a foreign authority read in a mortgage extract?

The extract names the mortgage lenders and any creditors who have attached the property, the date the current mortgage was registered with the Kadaster and the amount of that registration. It does not show the outstanding balance; your bank provides that. For a mortgage registered before 1995, the extract only refers to the deed that holds the details.

Why is CDC legalisation needed before the apostille?

With an apostille, the court confirms a signature it knows. It does not know the Kadaster's signature, but it does know the signature of the Ministry of Foreign Affairs. So the ministry's Consular Service Centre (CDC) legalises the mortgage extract first. The court then recognises the CDC signature and adds the apostille. Only with both steps can the document be used in a Convention country.

What do I pay in total for a mortgage extract with apostille?

The rate is €349 excl. VAT per document. That covers the Kadaster document, the CDC legalisation, the court fee and our handling at each body. Your order also shows shipping: €9.95 in the Netherlands, free from €299. The €3.50 admin fee is listed separately as well. You can add a digital copy for €9.95.

Can it be done faster than 15-20 working days?

No. The Kadaster only supplies certified mortgage extracts by post and takes up to five working days itself. The CDC and the court follow, and they also work only with the paper document. That is why there is no express option for this product. If you are booking an appointment with a bank or notary abroad, leave some margin.

What if the destination country does not accept an apostille?

If the country has not joined the Apostille Convention, its embassy legalises the document after the CDC, instead of the court. That is a different request, which you start on our legalisation page. If you pick a non-Convention country in the order form, you will see a warning there. When in doubt, check the Apostille Checker first.

What do I need to enter when ordering?

The address of the home or building the mortgage is on: postcode, house number and any addition. For land without an address, use the cadastral designation from your purchase deed. We always request a new copy. The CDC does not always legalise an extract more than a year old, and a bank usually wants to see the current position anyway.

May I request the mortgage extract for someone else's property?

Yes, you may. Under Articles 99 and 100 of the Dutch Cadastre Act, anyone may request copies from the public registers without being the owner. Searching by address is open to everyone. Only searching by an owner's name has been restricted since 2023, to professions such as notaries, bailiffs and banks. We therefore work with the address of the property.

Do I need a sworn translation as well as the apostille?

Often, yes. Banks outside the Netherlands usually want mortgage details in their own language, translated by a sworn translator. You order that translation separately through our translation service. Ask the bank in advance whether the apostille must be translated too. If so, have the apostilled copy translated; a digital copy helps here, as the translator works from a scan.
